Resort Parking Rules:
- The resort allows a maximum of 3 cars.
- Please pick up the parking rules at the guard gate. Parking is strictly enforced.
- Do not block the sidewalk or park on the street. The resort may tow.
- 3rd car needs to be parked parallel to the driveway, not to block the sidewalk.
- Condos do not allow motorcycles on the property.

Our Starter Welcome packet supplies:
- 2 rolls of toilet paper per bathroom
- 2 round hotel-size bar soap per bathroom

- 1 packet dishwasher detergent
- 2 trash bags size-13-gallon
- 1 small box laundry detergent (enough for one load)
- Garbage can liners in each bedroom/bathroom, small garbage cans
Any supplies beyond this are up to the guest to replenish; we do not restock these items.
No salt/pepper or cleaning supplies are stocked due to safety issues. This is an industry-standard practice.
FOR GUESTS WHO BOOK 30 NIGHTS OR LONGER STAYS: (This does not apply if you are staying less than 30 nights.)
- We will collect a $1,500 deposit.
- Balance is due 60 days prior to arrival
- If canceled 90 days or more before arrival, we keep $250.00. $1,250.00 will be refunded.
- If canceled between 61 and 89 days prior to arrival, we keep the $1,500.00 deposit.
- No cancellation or modification 60 days or less prior to arrival.
Windsor Palms is a family oriented resort style secure gated (24/7 manned) community situated in a tropical setting ideally located in the West Kissimmee Area, just south of US Highway 192 and only a few minutes drive from the Disney World Lake Buena Vista Area. There is a multitude of shopping, restaurants and entertainment only a short drive away and all the exciting Orlando Attractions are within an easy drive. The International Drive area can be reached in about 10 minutes with Universal Orlando Theme Parks around 25 minutes.
Windsor Palms Resort leisure amenities include a 7,500 sq ft Clubhouse with lounge area, large heated swimming pool and jacuzzi spa surrounded by extensive sun-decking, separate toddler pool, sundry shop, internet room, arcade games, billiards, pool tables and table tennis, fitness facility, 58 seat state of the art movie theatre, 2 lighted tennis courts, children’s playground, half-court basketball and sand volleyball court. The large resort style swimming pool (heated seasonally) is surrounded by spacious sun-decking with loungers for guests.
